Brunswick Smart Growth Documents

Several large projects are currently in under consideration by the Town. These are being submitted to the town as Planned Development Districts (PDD's) and will require zoning changes and consideration for impacts to the town's infrastructures and environment.

Wal-Mart Supercenter on Rt. 7

33 acres on Rte.7 and Betts Road.  Would include 5-acre store and a 12-pump gas station. Final Scoping Document for Draft Environmental Impact Statement dated June 9, 2005

Wal-Mart has withdrawn their application!!!

   
Hudson Hills Apartments 215 acres from Rte 7 to North Lake Ave.  77+/- luxury multi-family garden apartment buildings.  1,116 units. Submitted Final Scoping Document ( for Draft Environmental Impact Statement) submitted to Town of Brunswick on January 13, 2005.
A Public Hearing with respect to the Hudson Hills Planned Development District was held on August 3, at the Brunswick Community Center and the Board voted to keep the review period open longer due to the large attendance. The modified plan reduced the number of  units down to 668.

DEIS Public Hearing is closed.
Written comments closed on February 14th.

FEIS has been accepted.

SEQRA Findings Statement dated 8/9/2007

   
Carriage Hill Estates 217 acres between Rte. 2 and Pinewoods Ave.  19 “estate homes,” 82 “carriage homes,” 7 three-story senior citizen apartment buildings (192 units). The number of senior citizen apartments have been reduced to 178 units and two story structures from changes in the DEIS hearing process.

DEIS Public Hearing is closed.
Written comments closed on March 8th.

The Town Board approved the PDD on September 14th, 2006

   
Brunswick Meadows Rte. 142 and Hialeah Dr.  34 buildings.  136 condominium units.  PDD application submitted to Town of Brunswick January 13, 2005. Final Scope has been approved by the Town Board.

 Duncan Meadows application and presentation made at the July 13, 2006 Town Board meeting.  Located on McChesney Ave. and McChesney Ave. Ext., it would include a total of 231 housing units consisting of 15 condominium buildings (120 units), 39 townhouses (13 buildings), 48 senior apartments and 25 single-family homes on approximately 100 acres.  All but condominiums are in Brittonkill School District.  Developer:  ECM LAND DEVELOPMENT LLC
   
Sugar Hill Expansion  NOTICE IS HEREBY GIVEN, that a Public Hearing will be held by the Town Board of the Town of Brunswick on Thursday, December 14, 2006 at 6:00 p.m. at the Brunswick Town Hall, 336 Town Office Road, Troy, New York, to allow public comment on the application submitted by Brunswick Associates of Albany, L.P. for the proposed expansion of the existing Sugar Hill Apartment complex, consisting of 48 additional units located in 4 apartment buildings, 12 units per building, with parking and sewer and water connections to the existing Sugar Hill apartments infrastructure. The application has been submitted pursuant to Section 10 of the Zoning Code of the Town of Brunswick for a Planned Development District (“PDD”). The Public Hearing will allow comment on the PDD application, Full Environmental Assessment Form, and supplementary information.

Wal-Mart Flier posted in existing store This is a copy of the flier that Wal-Mart has posted in the existing Rt. 7 store. It's written by Wal-Mart and portrays the new supercenter as wonderful for the area.  
Wal-Mart Watch Website This website is a very comprehensive coverage of Wal-Mart and how they affect the economy and areas where big box stores are built. It's definitely an opposing view to the above flier.
Wal-Mart Footprint Aerial Photograph Through the magic computer imaging, this is an aerial photo of the property where the proposed supercenter would go with a superimposed footprint of the building and parking lot as described in the project scope.
